Indoor hutch size??

I would like to buy one of the flat stackable hutches for Marley as indoor housing because I can match it to my other furniture but I'm really not sure what size to buy for him. I'm confused as to whether 4ft is only suitable if they are two story?? He is about 4 & 1/2lb, very laid back and about three years old. I could probably find space for 6ft by 2ft x 2ft somehow but it would be difficult. I can attach an x-pen for him while I'm not home and then let him free roam for a maximum of 8 hours on weekdays whilst I'm home and hopefully 12-13 hours on weekends. I'm also looking at an 8ft x 4ft run for outdoors or bigger if I can afford it so he can be outside if someone else is home.
Thoughts? Thank you!

Edit- the 4ft hutch is 4ft x 2ft x 2ft :)

If you are keeping the cage open with an attached x-pen for whenever you are away and then letting him roam when home, then the cage/hutch size is not that critical. The x-pen alone will be providing about 16 square feet (or more, depending on how you set it up). So however the x-pen is configured, that space should be counted toward part of his permanent housing footage.

The hutch size doesn't become critical unless bunny is locked inside it for extended periods. It does not sound like that would be the case.

The x-pen I currently own would make it about 20 square feet. The hutch will only be closed at night hopefully.
